The advent of new technologies and the rapid adoption of it in the construction industry make this industry a place of cut throat competition. Architects, engineers, general contractors, and even some specialty trades are using BIM (building information modeling) to design and build more buildings and to ultimately save time and money during construction and the eventual operation of the building.

The use of BIM helps improve and expedite the planning process and to purchase materials in a cost and time efficient manner.
Through the integrated BIM process, architects, engineers, builders, and owners have the ability to explore a project’s key physical and functional characteristics digitally—before it’s built. This allows them to design, analyze, document, and deliver designs from the conceptual phase through the construction phase and beyond. By using coordinated, data-rich information models, all members of a project can contribute its success through improved accuracy, less waste and the ability to make informed decisions earlier in the process.
BIM is not drafting software; you do not draw a line in BIM. BIM is a process that builds an information rich 3D representation of the building, sometimes based on drawings of existing conditions, and then is used as a design and documentation tool, outputting the Construction Documents and materials/equipment schedules as a by-product its holistic representation of the design.
The need to coordinate in-wall electrical and plumbing line runs to avoid clashes with other structures of the building is fulfilled by BIM. Or consider determining heat exchange for a room using a 10” duct pipe and two diverters, vs. using a 12” pipe and three smaller units (what would be more efficient). BIM technology can analyze the data needed to do almost anything, and give you the calculations in a few seconds. Before BIM, it would have taken someone days to make the calculations manually.
In cases where the clients have been able to use the BIM model as the basis for close collaboration with consultants and contractors they have seen additional value for the project.
One of the most complicated segments of the construction industry is foodservice. It’s typically the last service considered, bid, and employed, but it is often the most complex and demands considerable coordination on-site. It has become a prime candidate for the use of BIM.
